Drywall partitions for Mallorca homes, hotels, offices and premises: 46–100 mm Placo or Knauf studs, BA13/BA15 plasterboard and mineral wool. Fitted in 1–2 days from €45/m², with no demolition or debris. Free quote in 24h.
Introduction
A drywall partition is a non-load-bearing wall built dry with laminated plasterboard (PYL) from Placo, Knauf or Pladur-Uralita. No mortar, no curing, no rubble: a 70–100 mm galvanised steel frame (horizontal tracks plus vertical studs every 40 or 60 cm) is erected, and BA13 or BA15 boards are screwed on one or both faces. Typical installed price in Mallorca starts at €45/m².
"Self-supporting wall linings with laminated plasterboard and 48 mm mineral wool achieve a sound reduction index of 43 to 52 dBA, depending on the configuration"
— Placo Saint-Gobain, Construction Solutions Manual, 2024 Edition
Inside the 46–100 mm cavity you route electrical, data, telecoms or HVAC services and fit 40–80 mm mineral wool (Isover, Rockwool) to raise acoustic performance to Rw 35–55 dB and cut thermal losses. The finished wall is flat, level and ready to paint the same day — no drying times like those of traditional brick-and-plaster.
In Mallorca we fit drywall partitions mainly to rearrange flats in Palma, Calvià and Manacor (adding a bedroom, splitting lounge and dining area, fitting an en-suite), to divide offices and co-working spaces, and to compartmentalise shops and holiday apartments in Alcúdia, Magaluf or El Arenal. Because the site stays dry and generates under 2 kg/m² of waste, occupied homes and premises can keep operating during the works.

From €45/m²
Workhorse partition for 80% of Mallorca homes and offices. Built with 70 mm studs every 60 cm, one 12.5 mm BA13 plasterboard per face and optional 40–50 mm mineral wool inside. Delivers Rw 35–40 dB, enough for bedroom-to-hallway separations. Available in total thicknesses of 70, 98 or 120 mm (48, 70 or 90 mm stud).
From
From €52/m²
Used when Rw must clear the 47 dB CTE-HR minimum: bedrooms next to lounges, hotel rooms, meeting rooms and homes adjoining bars or shops. Uses 70 or 100 mm studs with a resilient perimeter band, four BA13 boards (two per face) and 45–60 mm high-density mineral wool (Isover Arena, Rockwool Confortpan). Certified Rw 50–55 dB, 3–8 dB above CTE-HR.
From
From €52/m²
Certified fire-compartmentation system under CTE-DB-SI. Uses glass-fibre-reinforced gypsum boards (DF90, Placo Pregyfeu or Knauf GKF) and perimeter intumescent sealing that keep integrity and insulation for 30, 60, 90 or 120 minutes of direct flame. Required between commercial premises and dwellings, in storage rooms and garages over 100 m², in stair cores and in public-use buildings (hotels, schools, clinics).
From
From €29/m²
Inner lining (trasdosado) applied 4–10 cm away from the existing wall, with a 40–60 mm mineral wool infill. Raises Rw by 8–15 dB and U-value by 0.3–0.5 W/m²K on party walls, marés-stone facades or damp walls — without touching the load-bearing structure. Routine in the refurbishment of historic buildings in Palma’s centre and Sóller, where drilling the original wall is not permitted.
From
From €45/m²
Modular drywall screens for offices and co-working in Palma and Marratxí that dismount and re-assemble in another layout in one working day. Combine with double-glazing modules (6 + 6 mm laminated) to keep daylight and Rw around 38 dB. Over 90% of profiles and boards are reusable, which lowers the cost of subsequent layout changes by roughly 60%.

Why choose us
A two-fitter team completes 30 m² of 70 mm partition in a single 8-hour shift; the same run in hollow brick with plaster takes 8–10 working days including setting and rendering. Ideal for rented flats, retail units or offices that cannot shut down for two weeks.
No mortar, no sand, no water on the slab. Waste stays under 2 kg/m² (plasterboard offcuts and film). Noise peaks at 75 dB for 20–30 minutes — neighbouring flats stay usable and there are no drying times.
A 70 mm drywall partition weighs 25–40 kg/m²; a standard 7 cm brick partition weighs 120–200 kg/m². The 5× difference removes slab-loading concerns in pre-1970 buildings in Palma’s historic centre, Sóller or Artà.
You can open a 1 m chase in a drywall partition in under 30 minutes and re-seal it the same day — no rubble, no skip, no neighbour notice. Essential for retail premises and offices in Palma with layouts that change every 3–5 years.
Installation is standardised in six steps following Placo/Knauf technical specification, taking 1–2 days for 30 m² of partition.

We mark the exact position of the partition on the floor and ceiling with a laser level. It is the most critical step to ensure verticality and alignment with other elements of the space.
We fix the track profiles on the floor and ceiling with plug and screw. Before fixing them, we install the resilient perimeter band that decouples the partition frame from the slab and improves acoustic insulation.
We install the vertical studs every 40 or 60 cm depending on the typology and required strength. At this stage, the electrical, data or telecoms services are run.
We fit the internal insulation (mineral wool if additional acoustic or thermal insulation is required) and screw on the first face of plasterboards. Screwing follows standard spacings.
We install the second face of boards and treat the joints: paper or fibreglass tape + joint compound. This process requires at least two coats with intermediate drying to achieve a perfect finish.
We sand the joints and surface, seal the meetings with walls and ceiling, and leave the partition completely ready to paint. On-site cleaning included. We do not paint, but the surface is left in optimal condition for the painter.
Drywall partitions from €45/m² of finished wall (both sides). 48-100 mm frame, Placo/Knauf board and ready-to-paint finish. Install in 1-3 days per partition.
Materials + labour included. VAT not included (21%). Indicative 2026 pricing; the final figure depends on surface area, access and complexity.
From €45/m². Partition 10 cm thick with M70 studs and one BA13 board per side. Weighs 25 kg/m² vs 120 kg/m² for a brick wall.
From €52/m². Double BA13 board and 45 mm mineral wool in the cavity. Reaches 45-50 dB acoustic reduction, above the CTE-HR 47 dBA minimum between dwellings.
From €52/m². Placo/Knauf EI-60 certified system (60-minute fire resistance) per CTE DB-SI. Required for shops, hotels and holiday flats.
From €29/m². Second drywall face over facade or party wall with insulation in the cavity. Cuts AC consumption by 20-35% in Mallorca homes.

Read articleA drywall partition in Mallorca starts at €45/m² installed, finished to Q3. Rates by system: simple 48 mm stud with 1 BA13 board per side + 40 mm wool €45-55/m², 70 mm stud double Placo Silence board + 70 mm Isover €65-85/m², Knauf Fireboard EI-60 fire-rated partition €52/m², high-performance 98 mm stud with Silentboard + 100 kg/m³ Rockwool €95-120/m², moisture-resistant bathroom partition €50-60/m². Includes framing, insulation, board, joint treatment and perimeter band. VAT 21% excluded.
A 25 m² drywall partition (10 m x 2.5 m) is installed in 1-2 working days. Two-installer team output: 20-28 m²/day for simple partitions, 15-20 m²/day for double with insulation. Sequence: day 1 laser set-out + 48/70/98 mm framing + Rockwool insulation, day 2 board screwed every 25 cm (TN25 screw) + joint tape. Three-coat joint treatment with drying: 48-72 h extra at 20°C. Final Q3 finish ready to paint: 3-5 days total. Clean execution with floor protection and direct extraction.
No, a drywall partition is not structural: it does not carry the building's vertical loads (slabs, roofs). It only acts as an interior divider. It does hold significant suspended loads: 15 kg/point with nylon plug, 25-30 kg/point with Molly metal anchor, 45-80 kg/point with Hilti HIT-HY chemical anchor on reinforced U-channel. For loads above 80 kg (boiler, 65-inch TV, kitchen unit) we add a timber batten 80x30 mm between studs before closing. Maximum standard partition load: 60 kg per linear metre without reinforcement.
A drywall partition provides Rw of 33-67 dB depending on configuration, meeting CTE-DB-HR (minimum 50 dBA DnT,A between dwellings). Simple 48 mm stud + 1 BA13 per side, no insulation: Rw 33-40 dB. 70 mm stud + 70 mm Rockwool + 2 Placo Silence boards: Rw 55-58 dB (comparable to double hollow brick 11+11 with render). 98 mm stud with Silentboard + 100 kg/m³ Rockwool: Rw 62-65 dB. Double-frame box-in-box partition: Rw 67+ dB (music studios, recording rooms). Tests certified to UNE-EN ISO 10140.
Yes, with H2 moisture-resistant board (UNE-EN 520), absorption below 5%, green or blue by brand. Common brands: Placo PPM, Knauf WR (Waterproof), Glasroc H Ocean (cardboard-free, fibreglass, direct shower use). Standard install: 48 mm stud + water-repellent Rockwool + 2 x 13 mm moisture-resistant boards screwed, fibreglass tape + Aquapanel filler at joints, neutral MS Polymer silicone perimeter seal. Moisture-resistant bathroom partition: €50-60/m². Under direct shower spray we add Schlüter Kerdi waterproof membrane.
Technically yes if the partition is non-structural and houses no services, but precautions are needed. Check first with a professional detector: electrical cables (electrocution risk), water/heating pipes (flood risk), air ducts. Tool: Makita oscillating saw, not a hammer. Waste generation: 12-15 kg/m² plasterboard + framing, disposal at Mac Insular or Tirme Mallorca (€5-8/m²). If the partition separates dwellings or common areas: association permission mandatory + qualified technician. Professional demolition: €15-25/m² including waste removal.
Total drywall partition thickness ranges from 73 to 220 mm depending on performance. Standard sizes: simple 48 mm stud + 13x2 board = 74 mm, standard 70 mm stud + 13x2 board = 96 mm, acoustic 98 mm stud + double 13+13x2 board = 150 mm, high-performance double-frame 98+98 mm with 20 mm cavity = 220 mm. Comparison: 7 cm brick partition + render = 10 cm total (75 kg/m²); equivalent drywall partition = 9.6 cm and only 28 kg/m². Savings of 2-4 cm per partition, 60% less slab loading.
A drywall partition holds 5-80 kg per point depending on the fixing. Load table: PF8 nylon plug (pictures, hooks) 5-15 kg/point, Molly M5/M6 butterfly anchor (shelves) 20-30 kg/point, Fischer DuoTec hollow anchor 25-40 kg/point, chemically anchored rod Hilti HIT-HY on U-channel reinforcement 45-80 kg/point, continuous 80x30 mm timber batten between studs up to 80 kg per linear metre. For a 65-inch TV (22-25 kg), 4 Molly anchors suffice. For a kitchen unit or boiler (50-80 kg), inner reinforcement (batten or OSB panel) is essential before closing the board.
Yes, drywall complies with CTE-DB-SI with EI 30 to EI 120 ratings by board and build-up. Standard A board (BA13): fire reaction A2-s1,d0 (non-combustible). Type F fire board (Placo DF, Knauf FireBoard): contains fibreglass and vermiculite, structural resistance EI 30-120 min. Typical builds: EI 30 with 1 x 15 mm F board, EI 60 with 2 x 13+13 mm F boards, EI 90 with 2 x 15+15 mm F boards, EI 120 with 3 x 15 mm F + Rockwool. Mandatory in retail, offices, hotels and staircases under CTE-DB-SI SI1. EI-60 fire partition: €52/m².
Yes, a minor works notification is usually required at the town hall; a major permit is not needed if structure and facade are unaffected. Typical process in Mallorca: Palma Ajuntament declaration of responsibility for minor interior works (Ordinance 5/2014, cost €50-150, 48-72 h online with digital signature). Calvià, Inca, Manacor, Llucmajor: similar notification with ICIO tax 2-4% of budget. Protected housing or listed BIC buildings: technical project and Heritage Department permit required (1-3 month timeline). We handle municipal paperwork included in the quote.
For wet areas such as bathrooms and kitchens, we use moisture-resistant (green) board with water absorption below 5%. A partition resistant to ambient humidity without deteriorating.
