Stone house rehabilitation in Alcúdia's old town
A British couple bought a 75 m² stone house inside Alcúdia's walled precinct, intending to turn it into their permanent residence. The 18th-century home kept 50 cm marès stone walls, a wooden-beam ceiling with reed underlay at 3.8 metres and an original layout of four small interconnected rooms with no corridor. Winters were freezing due to total lack of insulation, and the layout didn't work as a modern home.
The project covered the entire ground floor. Standard 15 mm board wall linings with 40 mm extruded polystyrene insulation were installed on all external walls (48 m²), cutting heat losses by 65%. A continuous false ceiling was fitted at 2.90 m across the whole home (75 m²), creating an air cavity that further improves insulation and houses the new electrical wiring, aerothermal ducts and recessed LED lighting. The space was reconfigured with drywall partitions (18 linear metres) to create an open living-dining room, two bedrooms with built-in wardrobes, a full bathroom and a separate kitchen.
The work was completed in 11 working days at an approximate cost of €9,800 for the drywall scope. The owners highlighted the radical difference in thermal comfort: in the first winter after the renovation, heating consumption was 40% lower than the technician's prior estimates, and the house keeps a pleasant temperature even on the coldest January days.
