Manor house converted into a boutique hotel in Sóller

A 95 m² manor house on Plaça de la Constitució in Sóller, a few metres from the historic Tren de Sóller stop, was to be converted into a small boutique hotel with three independent suites. The building, from the early 20th century, had the Modernist façade typical of Sóller, 55 cm stone walls, sabina-beam ceilings at 4.2 metres and an original layout of a grand living room, formal dining room and four small bedrooms linked by a long, dark corridor.

The drywall scope covered three interventions. First, linings with Placo standard board and 60 mm Isover mineral wool were installed on every exterior wall and party wall (68 m²), resolving winter condensation and improving thermal performance (λ = 0,032 W/mK). Second, a continuous false ceiling at 3.20 m across the full floor (95 m²) created a near-one-metre technical cavity housing HVAC ducting, new wiring and LED downlights. Third, the space was fully redistributed with 32 lm of double-board Knauf drywall partitions with high-density rock wool to create three suites with private bathrooms, each fully soundproofed from the others (52 dB reduction, well above CTE DB-HR).

Logistics added a challenge: access was via a 2.5 m-wide pedestrian street, forcing us to ship boards in reduced format and schedule deliveries overnight.
