Renovation of 4 holiday apartments in Porto Cristo
The owner of four holiday apartments on the seafront in Porto Cristo needed to renovate the units before the start of the summer season. Built in 1978, the apartments had deteriorated plaster ceilings with damp stains, party walls with insufficient acoustic insulation, and an original layout of two small bedrooms that limited rental options.
The project covered 120 m² across the four units. In each apartment we installed a continuous standard-board false ceiling with perimeter LED lighting (30 m² per unit), reinforced the party walls with a double-board lining and 48 mm mineral wool (16 linear metres in total), and built a new partition in two of the units to convert the living-bedroom combo into a space with an independent bedroom and a differentiated living area.
The work was completed in 9 working days, with two apartments running in parallel. Total investment was around €8,400. After the renovation, the apartments went from an average rating of 3.9 to 4.5 stars on Booking, and the owner was able to increase the nightly price by 18% compared to the previous season, recouping the investment in less than three months of rentals.
