Thermal insulation of a villa in Cala Sant Vicenç
A 140 m² villa in Cala Sant Vicenç, built in the 1990s with north-north-east orientation, suffered severe heat loss during winter. The main façade, directly exposed to the tramontana wind, had no insulation and the owners — a German family in year-round residence — were facing heating bills of more than €400 a month between November and February. The original five-small-bedroom layout no longer suited their needs either.
We fitted a full drywall lining with 50 mm extruded polystyrene on the north and east façades (62 m²), the most wind-exposed. On both floors we installed a continuous false ceiling (140 m²) with 80 mm mineral wool over the board — which, besides insulating thermally from the roof, allowed the new ducted heat-pump system and designer LED lighting to be integrated. Two original partitions were removed and three new ones built (24 lm) to deliver three large bedrooms with built-in wardrobes, an en-suite bathroom in the main bedroom and a study with cove views.
The project was completed in 14 working days split into two phases (one per floor), at a drywall cost of €13,500 (VAT included). The first winter after the renovation the heating bill dropped 35%, from €400 to €260 on average per month. In summer, interior temperatures stayed up to 7 °C below the exterior without air conditioning during the hottest hours of the day. The owners described the result as "living in a completely different house".
