Regulations

Acoustic regulations for venues in Palma and Mallorca

The Spanish building code CTE DB-HR sets reverberation-time limits for shared and public rooms: a maximum of 0.9 seconds in restaurants and dining rooms, and 0.7 seconds in empty classrooms and conference rooms of up to 350 m³. A perforated absorbent ceiling with fleece and mineral wool is the standard way to meet those values from the ceiling plane.

In Palma, hospitality and leisure premises are also subject to the city’s municipal ordinance on protection against noise and vibration, within the framework of the Balearic act against acoustic pollution (Ley 1/2007). In practice this means the activity licence file for a bar, restaurant or music venue must justify the acoustic behaviour of the premises — and the council can request documentation of the installed conditioning. We do not draft the acoustic study (that is your engineer’s job); we install the specified system and hand over its certificates.

One honest clarification: an absorbent ceiling improves the acoustics inside your room, but it barely insulates against transmission to neighbours. Yes, that is our standard working calendar in Mallorca: we fix start and handover dates before signing, plan floor by floor or wing by wing and leave the hotel ready before the season opens. We have worked on everything from apartments to 120-room hotels, with 6,000+ projects since 2004. Dry drywall construction helps: no wet-trade drying times, less debris and phases of 1-2 simultaneous floors depending on the crew assigned. We recommend requesting a quote in September-October to secure a slot in the October-March window.

Yes. In venues and offices that cannot close we work in night phases or sectioned-off zones, handing over a clean, operational area every morning: furniture protection, dust extraction and daily material removal. The noisiest tasks (anchoring to the slab) are concentrated in the time slots the property and municipal noise rules allow; boarding and screwing the framing are low-noise tasks. In occupied offices we also phase floor by floor over weekends.

αw is the weighted sound absorption coefficient per UNE-EN ISO 11654: it runs from 0 (fully reflective surface) to 1 (total absorption). Perforated Placo Gyptone/Rigitone and Knauf Cleaneo boards reach αw 0.40-0.70 depending on perforation pattern, fleece and plenum height (manufacturer datasheet values, tested to UNE-EN ISO 354). The required value is not fixed: it is calculated from the room volume and finishes (Sabine formula) to meet the reverberation time required by the Spanish CTE DB-HR code, for example a maximum of 0.9 s in restaurants and dining rooms. We provide that calculation with our proposal.

That is not its job, and we prefer to say it plainly: absorption and insulation are different things. Perforated board absorbs sound energy inside the room (reduces reverberation and improves intelligibility) but barely stops transmission to or from other units. To insulate from an upstairs neighbour the correct system is a suspended acoustic ceiling with anti-vibration hangers, 50-70 mm mineral wool and double board (€35-50/m², typical 15-20 dB improvement). In licensed venues the usual solution combines both: insulation towards adjoining units plus interior absorption.

Yes. With every installation we hand over the system documentation the project engineer attaches to the activity file: the manufacturer datasheet with αw acoustic absorption (UNE-EN ISO 354 test / UNE-EN ISO 11654 classification), the board fire-reaction euroclass per its datasheet (typically A2-s1,d0 for plasterboard under UNE-EN 520) and a description of the installed system with brand, model and plenum. This is the documentation usually required for activity licence files processed with Palma City Council and other Mallorca municipalities.

With a two-installer crew, our usual output is 40-60 m²/day for 60x60 accessible tile ceilings (exposed grid and tile placement) and 20-30 m²/day for seamless perforated ceilings, which are slower due to perforation-pattern setting-out, joint treatment and the acoustic fleece. A 200 m² office in accessible tile takes one working week; a 100 m² restaurant dining room in seamless perforated board takes 4-6 working days plus paint touch-ups. These are our own indicative timings: the fixed schedule always goes in the quote.
