Mallorca’s climate and the need for thermal insulation

Mallorca sits in CTE climate zone B3, with summers above 32-35 °C from June to September and 2,800 hours of sunshine a year. An 80 m² flat without insulation can burn 400-800 kWh a month on HVAC during July and August — the biggest single item on the electricity bill. Expanded Polystyrene (EPS)

The cheapest insulation on the market, with thermal conductivity 0.035-0.037 W/m·K. Lightweight (15-30 kg/m³), cuts with a utility knife, with a good price-to-performance ratio. Common brands: Knauf Therm, Ursa XPE. Supplied as rigid boards 30-100 mm thick.

Extruded Polystyrene (XPS)

The solution

Thermal drywall linings: how they work and what they cost

A drywall thermal lining is an interior wall built against the facade with the highest heat transfer. It combines galvanised steel framing, insulation (EPS, XPS or rock wool) and a 12.5-15 mm Knauf or Placo plasterboard sheet, sitting 5-10 cm from the original wall. Installation takes 2-5 days depending on surface area.

The process has four stages: floor and ceiling track profiles, vertical studs every 40-60 cm, insulation between studs and a screwed plasterboard sheet. The result brings the envelope U-value down from 1.8-2.5 W/m²K to 0.30-0.38 W/m²K, within the CTE-HE limit for zone B3. No scaffolding and no owners’ association permits required.

Loss of floor space is 5-10 cm per treated wall, equivalent to 1-2 m² in an 80 m² flat when all four facades are lined. In return you get a 20-35% cut in energy demand and a perfectly flat wall ready to paint.

How insulation improves your energy certificate

The energy-performance certificate has been mandatory since 2013 to sell or rent a home in Spain (RD 390/2021). A rating of E, F or G reduces market value by 5-15%. A drywall lining with insulation can raise the rating by 1-2 letters (e.g. from E to C) after recalculating demand with HULC or CE3X certification software.

The calculation is direct: lower envelope U-values lower heating and cooling demand expressed in kWh/m²·year. That reduction moves the energy label up a letter and is filed in the IBAVI regional register for 10 years.

In the Mallorcan market, very active with German, British and Nordic buyers who pay close attention to efficiency, moving from E to C adds 5-15% to the appraised value. For tourist rentals (ETV), a better label also helps re-certification and meets the Consell de Mallorca’s requirements.
