The context
Mallorca sits in CTE climate zone B3, with summers above 32-35 °C from June to September and 2,800 hours of sunshine a year. An 80 m² flat without insulation can burn 400-800 kWh a month on HVAC during July and August — the biggest single item on the electricity bill. Interior insulation cuts solar heat gain through facades by 30-40%.
"Dwellings in climate zone B3, which includes Mallorca, must reach a maximum thermal transmittance of 0.38 W/m²K on facade walls"
— CTE-HE, Basic Document on Energy Efficiency, Table D.2.7
Mallorcan winters are mild but not trivial: January averages of 10-14 °C, high humidity and tramuntana winds that force 3-4 months of heating a year. Thermal insulation works both ways: it blocks heat in summer and heat loss in winter, cutting annual HVAC spend by 20-30%.
The main thermal problem in Mallorca is high envelope transmittance. Most pre-1990s buildings have single-leaf facades of marès stone or brick with no air cavity, reaching U-values of 1.8-2.5 W/m²K — far above the CTE limit of 0.38 W/m²K. A drywall wall lining with insulation fixes this in 2-5 days, without scaffolding and without touching the outer facade.

Insulation materials
The right insulation depends on budget, available space and whether acoustic performance is also required. We work with the three families certified for drywall linings under CTE-HE:
The cheapest insulation on the market, with thermal conductivity 0.035-0.037 W/m·K. Lightweight (15-30 kg/m³), cuts with a utility knife, with a good price-to-performance ratio. Common brands: Knauf Therm, Ursa XPE. Supplied as rigid boards 30-100 mm thick.
Advantages
Thermal conductivity 0.032-0.034 W/m·K and closed-cell structure: higher efficiency per centimetre and high water-vapour resistance. Common references: Ursa XPS, Danosa Danopren. Thicknesses 20-100 mm with tongue-and-groove edges that remove thermal bridges between boards.
Advantages
Thermal conductivity 0.034-0.040 W/m·K and sound absorption αw=0.90-1.00: combines thermal and acoustic insulation in a single layer. The go-to material for Knauf and Placo linings that need to meet CTE-HR simultaneously. Manufacturers: Rockwool, Isover (mineral wool). Supplied as blanket or rigid panel.

The solution
A drywall thermal lining is an interior wall built against the facade with the highest heat transfer. It combines galvanised steel framing, insulation (EPS, XPS or rock wool) and a 12.5-15 mm Knauf or Placo plasterboard sheet, sitting 5-10 cm from the original wall. Installation takes 2-5 days depending on surface area.
The process has four stages: floor and ceiling track profiles, vertical studs every 40-60 cm, insulation between studs and a screwed plasterboard sheet. The result brings the envelope U-value down from 1.8-2.5 W/m²K to 0.30-0.38 W/m²K, within the CTE-HE limit for zone B3. No scaffolding and no owners’ association permits required.
Loss of floor space is 5-10 cm per treated wall, equivalent to 1-2 m² in an 80 m² flat when all four facades are lined. In return you get a 20-35% cut in energy demand and a perfectly flat wall ready to paint.
Estimated ROI in Mallorca
An 80 m² flat with a €4,000-6,000 investment in thermal linings saves €300-600 a year on HVAC, paying back in 5-10 years. Insulation lasts the lifetime of the building (50+ years), so once paid off it continues to generate net savings for decades.
Installation process
Envelope assessment
We evaluate the wall condition, envelope composition and current U-value. We calculate the insulation thickness required to reach the target U-value under CTE-HE.
Insulation selection
Depending on budget, available space and whether acoustic upgrades are required too, we choose the most suitable material: EPS, XPS or rock wool.
Framework installation
We fix the guide rails to floor and ceiling and install the vertical studs. Where there is a thermal-bridge risk, we use thermal-break profiles.
Insulation placement
We fit the insulation into the cavities between studs. Panels must fit perfectly with no gaps that could become thermal bridges.
Plasterboard and finish
We screw the plasterboard on, treat the joints and deliver the final finish ready to paint. The result is a brand-new, perfectly flat wall.

Property value
The energy-performance certificate has been mandatory since 2013 to sell or rent a home in Spain (RD 390/2021). A rating of E, F or G reduces market value by 5-15%. A drywall lining with insulation can raise the rating by 1-2 letters (e.g. from E to C) after recalculating demand with HULC or CE3X certification software.
The calculation is direct: lower envelope U-values lower heating and cooling demand expressed in kWh/m²·year. That reduction moves the energy label up a letter and is filed in the IBAVI regional register for 10 years.
In the Mallorcan market, very active with German, British and Nordic buyers who pay close attention to efficiency, moving from E to C adds 5-15% to the appraised value. For tourist rentals (ETV), a better label also helps re-certification and meets the Consell de Mallorca’s requirements.
Extra savings
The Balearic Government and the Spanish state keep active grant programmes for energy retrofits, funded by Next Generation EU. PIREP and PREE cover 40-80% of envelope-upgrade costs, including interior drywall insulation. The IRPF personal-income-tax deduction adds up to 60% on top, capped at €5,000 per year.
We recommend checking current calls with the Departament de Transició Energètica at the Conselleria de Medi Ambient i Territori of the Govern Balear, or through your building manager if the works affect common areas. Combining PIREP, the IRPF deduction and IBI rebates, the real cost can drop by 50-70% against the headline quote.

Applications
We tailor the insulation solution to the property, the budget and the state of the existing envelope. Typical cases in Mallorca:
City-centre and Eixample flats with uninsulated marès-stone facades. A 50 mm rock-wool lining cuts indoor temperature by 3-5 °C in summer and eliminates the cold tramuntana draughts in winter. Works take 2-4 days per flat.
Typical investment: €3,500-5,500 · Payback: 6-9 years
Detached villas in Calvià, Andratx, Son Vida or Llucmajor with facades exposed to the west-facing sun. A 60 mm XPS lining plus roof insulation cuts summer AC use by 30-40%, especially in south-west bedrooms.
Typical investment: €6,000-12,000 · Payback: 5-8 years
Restaurants, shops and offices in Palma and Manacor with large glazing and summer overheating. A perimeter lining plus insulated false ceiling cuts thermal load by 25-35% and reduces the AC kW needed.
Typical investment: €2,000-5,000 · Payback: 3-5 years
Mallorca’s hotel sector (400,000+ beds) spends 40-60% of electricity on AC. Lining rooms with rock wool and Knauf plasterboard boosts reviews on thermal comfort and permanently lowers the bill.
Estimated savings: 25-40% on HVAC bills
On new builds, a lining with insulation is the standard way to meet CTE-HE zone B3 (U≤0.38 W/m²K). We install it during the partitioning phase, integrating frame, insulation and Knauf or Placo board in a single workflow.
Guaranteed CTE-HE zone B3 compliance

Leer artículoThermal insulation with a drywall lining cuts electricity bills by 20-35% in Mallorca, CTE-HE climate zone B3. For an 80 m² flat with annual consumption of €2,400 (air conditioning 3,500-4,500 hours/year), annual savings are €480-840. Investment €4,000-6,000, payback 5-9 years. With a 0.38 W/m²K U-value, heat gain through walls drops 30-40%. Data from retrofits executed since 2004.
Yes, a thermal lining improves the energy rating by 1-3 letters (typically E to C/B). By reducing U-value from 1.60 W/m²K (uninsulated wall) to 0.38 W/m²K (CTE-HE B3), cooling demand drops 25-40 kWh/m²/year. Property value rises 5-15% (Idealista/Fotocasa 2023 studies). Mandatory under RD 390/2021 for sale or rental. CEE certificate included in PIREP-funded retrofits.
In Mallorca (zone B3), Rockwool/Isover mineral wool 60-80 mm is the best thermal insulation: lambda 0.034-0.037 W/m/K, A1 fire reaction, adds Rw +12 dB of acoustic insulation. Alternatives: Knauf Therm EPS (lambda 0.036, cheaper at €8/m²), XPS for damp areas and roofs (lambda 0.034, moisture-resistant), sprayed PUR on roofs (lambda 0.028, highest efficiency). With 80 mm mineral wool, U reaches 0.35 W/m²K, meeting CTE-HE zone B3 (limit 0.38).
Thermal drywall insulation starts at €7/m² (material) in Mallorca, and €35-50/m² installed and finished. Full-system breakdown: 48/70 mm frame + perimeter band €8/m², 60 mm mineral wool insulation €10-12/m², Placo BA13/BA15 board €7-9/m², Q3 finish labour €12/m². Full 80 m² flat: €4,200-6,400. PIREP Balears grant covers up to 80% of the cost. Detailed quote and technical visit free within 24-48 hours.
A thermal lining takes up 6-10 cm per treated wall. Breakdown: 48 mm stud + 40 mm insulation + 13 mm board = 61 mm total; or 70 mm stud + 70 mm wool + double board = 96 mm. In an 80 m² flat insulating all 4 facades, you lose 1.2-2.0 m² of usable area (1.5-2.5% of floor area), easily offset by 20-35% energy savings. Alternative: direct-bonded Knauf Thermo lining (30 mm total) if space is critical.
Installing thermal insulation with a drywall lining takes 1-2 days for a 20 m² room and 3-5 days for a full 80 m² flat. Output: 20-30 m² per day with a two-installer team. Sequence: day 1 set-out and framing, day 2 mineral wool and board, day 3 three-coat joint treatment, 24-48 h drying before painting. The home stays liveable during works (zone-by-zone). For a 150-200 m² villa: 7-10 working days.
Yes, the Balearics offer 4 thermal insulation grants in 2026: PIREP Balears (up to 80%, full building retrofits), PREE 5000 (40-80% by income, envelope upgrades), 20-60% income tax (IRPF) deduction for energy-efficiency works (RD 19/2021, valid until 31/12/2026), ICO Verde loans at 1-3% APR. Requirement: at least 30% reduction in heating+cooling demand certified via CEE. We handle technical paperwork and energy certificate.
Yes, thermal insulation cuts heating demand 25-35% in winter. Mallorca's winters are mild but damp, with 1,200-1,400 heating degree-days and heating used 3-4 months/year (January average 10-14°C). 60 mm mineral wool raises interior surface temperature by 3-5°C, eliminating condensation and thermal bridges (kitchens, corners). Typical winter heating savings: €120-220/year. Combine with double-glazed windows for maximum efficiency.
No, an interior thermal lining needs neither owners' association permission nor a major works permit. It is an interior upgrade that does not affect the facade, structure or common elements (Horizontal Property Act art. 7.1). A minor works notification may be required in Palma, Calvià, Inca or Manacor (48-72 h processing, €50-150 cost). We handle municipal paperwork if requested. ETICS (exterior insulation) does require association permission and a permit.
In Mallorca (CTE-HE climate zone B3), the minimum insulation thickness is 60 mm to meet U less than or equal to 0.38 W/m²K for walls. For roofs (U less than or equal to 0.33 W/m²K), 80-100 mm is needed. By material: Rockwool mineral wool lambda 0.036 needs 60 mm; Knauf Therm EPS lambda 0.036 also 60 mm; sprayed PUR lambda 0.028 just 50 mm; XPS lambda 0.034 around 55 mm. Recommended for maximum comfort: 80 mm mineral wool (U 0.35 W/m²K, beats the limit). Exact thickness confirmed on technical visit.
