How much a drywall wall costs in Mallorca in 2026

A drywall partition in Mallorca costs between €45 and €72 per m² of wall finished on both sides, including galvanised steel framing, Placo or Knauf board, joint treatment and labour. The exact price depends on three variables: stud width (48, 70 or 98 mm), the number of boards per side and the mineral wool in the cavity — which is what sets the acoustic insulation in dB of each system.

Partition vs wall lining

Partition or wall lining? Price and when to choose each

They solve different problems and their prices are far apart. A partition divides; a lining improves the wall you already have.

Dividing partition

€45-72/m²

A complete new wall with its own frame and board on both sides. It is the answer for splitting a room, creating a bedroom or closing off an office. The price moves with the studs (M48/M70/M98), the number of boards and the wool: from €45/m² for the M70 distribution wall to €58-72/m² for the M98 acoustic system with Rw 56-58 dB.

  • You need to create a room or separate spaces
  • You want acoustic insulation between the two new rooms (44-58 dB by system)
  • You plan to hang doors, cabinets or a TV (reinforced during assembly)

Wall lining

€29-48/m²

A single face of board mounted over an existing wall, with a cavity for insulation. It does not divide: it upgrades the wall you already have. With mineral wool it cuts air-conditioning consumption by 20-35% and raises the acoustic comfort of facades and party walls.

What moves the price

Factors that change the price of a drywall partition

Two partitions with the same surface area can be quoted differently. These are the six variables that explain almost every difference in €/m².

System and stud width

From €45/m² for M48/M70 up to €58-72/m² for M98: a wider stud means more cavity for wool and more insulation (from 38 to 58 dB), but also more cost and 3-5 cm more floor space used.

Number and type of board

A second board per side adds mass and dB. Specialty boards raise the system price: moisture-resistant H1 for bathrooms and kitchens (UNE-EN 520), DF90 fire board in the EI-60 partition (€52-75/m², CTE DB-SI) or high-density acoustic board such as Placo Phonique.

Mineral wool in the cavity

Moving from the plain M70 to the acoustic double-board partition with 45 mm wool costs about €6-7/m² more and lifts insulation from 38 to 45-50 dB: the most cost-effective upgrade in the budget when the wall separates bedrooms.

Total surface of the job

Setting out, travel and protecting the home have a fixed cost: a single 10 m² partition comes out at a higher €/m² than a full 40-60 m² redistribution. That is why rates are published as a range.

Doors, corners and heights

Every door opening needs a reinforced frame, and heights above 2.6 m call for heavier or braced studs. Curves and changes of direction add cutting and finishing time.

Services and load reinforcements

Running cables and plumbing through the cavity is a drywall advantage (no chasing), but new points are an electrician item. Timber reinforcements for hung furniture (80-120 kg per linear metre) must be planned before closing the wall.

Yes, with the right anchor: a toggle fixing (Fischer or Spit type) holds up to 40 kg per point and a metal expansion anchor up to 50 kg per point, plenty for TVs, pictures and shelving. For loaded kitchen wall units we embed an 18 mm timber reinforcement in the frame during assembly, which supports 80-120 kg per linear metre. For loads above 150 kg/m we build a reinforced section with double 70 mm studs. Tell us at the technical visit where the loads will go: planning it during assembly costs far less than reinforcing the wall afterwards.

Drywall: €45-52/m² finished and ready to paint, versus €55-70/m² for a brick partition with base coat and plaster finish. It also goes up in 1-2 days (brick needs 5-10 because of drying times), weighs 25-35 kg/m² versus 100-150 kg/m² on the slab and produces no rubble. Brick only pays off for structurally loaded walls, permanent rising damp or exterior facades.

A wall lining is a single face of board mounted over an existing wall (self-supporting from €29/m²), used to thermally or acoustically insulate facades and party walls or to hide services without chasing; with insulation in the cavity it cuts air-conditioning consumption by 20-35% in Mallorca homes. Per Placo system datasheets: M48 partition with 40 mm wool, Rw ≈ 41 dB; M70 with one board per side, 38 dB bare and 44-45 dB with 45 mm wool; acoustic double-board partition with wool, 45-50 dB; and M98 double-board partition with 70 mm wool, Rw 56-58 dB (SAD system). For reference, CTE DB-HR requires 50 dBA DnT,A insulation between separate dwellings. Between bedrooms in the same home, the €52-58/m² acoustic partition is the price/performance balance we install most.

From 1 to 3 days per partition depending on size and services. Day 1: setting out, framing, board on one side, mineral wool and running services. Day 2: closing the second side and joint treatment. Day 3, if needed: final Q3 finishing pass. Compounds dry in 24h and the wall is ready to paint. A room division of about 10 m² is usually finished in 1-2 days, versus 5-10 days for brick with its drying times.

They do not include VAT (21% standard; on renovations of homes over 2 years old the 10% rate may apply if the legal requirements are met), painting, or electrical and joinery work.
