Palma buildings built between 1900 and 1970 have an original Rw of 35-42 dB on party walls, far below the current CTE-HR minimum (50 dB). A Placo Silence acoustic lining on Stil F 530 chassis with Rockwool Alpharock 60 kg/m³ wool raises the insulation to 52-62 dB for €58-95/m².
If you live in an old flat in Santa Catalina, El Terreno or the Historic Centre and hear conversations, footsteps or music from your neighbour, the problem is not the volume: the original wall has insufficient mass (150-250 kg/m²) and no acoustic decoupling.
This guide details Rw values, Placo/Knauf systems, €/m² prices and real results for 1900-1970 buildings. For a wider overview, see acoustic insulation in Mallorca.
Why Old Palma Buildings Have Low Rw
Walls built between 1900 and 1970 were not designed with acoustic criteria. NBE-CA-88 only arrived in 1988 and CTE-HR (DB-HR) came into force in 2007.
Build types and original Rw
1900-1940 (Historic Centre, La Lonja, Es Molinar): marés-stone masonry walls 30-40 cm. Mass 400-600 kg/m². Original Rw: 40-46 dB. Good in mid-low frequencies, but untreated blind boxes and shafts cut real Rw to 35-40 dB.
1940-1960 (historic Santa Catalina, upper El Terreno): mixed walls of 25-30 cm masonry plus 12 cm solid-brick partitions. Rw: 38-42 dB. Timber or steel joist floors with ceramic infill and no absorber.
1960-1970 (tourism boom, Son Espanyolet, Pere Garau): single hollow-brick party walls 4-5 cm (≈65-80 kg/m²). Rw: 33-38 dB. Pre-stressed joist and pot slab, 4 cm compression layer, no mineral wool.
For the regulatory detail, see our guide on the CTE-HR regulations in the Balearic Islands.
Common weak points
- Roller blind boxes: 8-12 dB acoustic leak below the façade's theoretical Rw.
- Pass-through socket boxes between dwellings: up to -5 dB per point.
- Uninsulated downpipe shafts: flanking transmission of sanitary noise (30-38 dBA).
- Wall-slab junctions with no resilient band: vibration bridge.
Palma Neighbourhoods with the Worst Issues
Santa Catalina
Housing stock 1960-1975, reinforced concrete frame, 4 cm hollow-brick party walls (Rw 33-38 dB). Bar and restaurant density 2015-2024 yields an ambient LAeq of 58-68 dBA at night (23:00-03:00), against the 45 dBA limit of Palma's Noise By-law for mixed residential zones.
El Terreno
1960-1980 buildings, many with ground-floor commercial units. The steep slope raises traffic noise by 3-5 dBA. Nocturnal LAeq measured in 2024: 55-62 dBA. Combined problem: weak party wall + exposed façade.
Historic Centre
17th-19th-century buildings with 50-80 cm marés walls (original Rw 48-55 dB by sheer mass). Interior refurbishments from the 1980s-90s with hollow-brick partitions drop Rw to 38-45 dB. Heritage protection does not restrict interior solutions (lining and false ceiling).
Son Espanyolet, Pere Garau, El Vivero
Boom-era 1965-1980. Typical profile: concrete frame, 4-5 cm hollow brick, joist-pot slab, aluminium windows without thermal break and 4 mm glazing. Party-wall Rw: 33-38 dB. Impact L'nT,w: 72-78 dB.
Placo/Knauf Solutions for Old Buildings
A drywall lining weighs 25-40 kg/m² versus 100-150 kg/m² for a second brick leaf: critical on old slabs with tight load limits. Dry installation, no added moisture.
Solution 1: Placo Silence lining on Stil F 530 (party walls)
Self-supporting anti-vibration chassis Placo Stil F 530 or Knauf CW 75, with no direct contact to the existing wall. Isover Arena or Rockwool Alpharock mineral wool in the cavity. Placo Phonique or Knauf Diamant board.
System A (moderate upgrade): 48 mm chassis with 5 mm acoustic band. 40 mm Isover Arena (40 kg/m³). 13 mm Placo Phonique board. ΔRw: +10-13 dB. Thickness: 7.5 cm. €58-68/m².
System B (recommended, CTE-HR): 70 mm Stil F 530 chassis with 5 mm EPDM band at all contacts. 60 mm Rockwool Alpharock (60 kg/m³, λ 0.035 W/m·K). Double 13 + 13 mm Placo Phonique board, staggered joints. ΔRw: +15-18 dB (final Rw 52-58 dB). Thickness: 10.5 cm. €72-85/m².
System C (partial box-in-box): Double independent chassis (10 mm gap). 80 mm Rockwool Alpharock (70 kg/m³). Double Knauf Silentboard 17.5 + 12.5 mm board with 3 mm Acoustiblok viscoelastic membrane. ΔRw: +20-24 dB (final Rw 58-62 dB). Thickness: 16-18 cm. €150-220/m² (box-in-box class).
Reference tests: UNE-EN ISO 10140-2 (lab) and UNE-EN ISO 16283-1 (field).
Solution 2: Anti-vibration false ceiling (impact noise)
Placo or Knauf ceiling suspended from the slab with Sylomer SR 18/SR 55 or Regupol Sonus Core dampers. Cavity filled with Isover Arena.
Standard system: Sylomer SR 18 suspension, 60 mm Isover wool, 15 mm Placo Phonique board. Airborne ΔRw: +12-15 dB. Impact ΔL'nT,w: -15 to -18 dB. Headroom loss: 12-15 cm. €62-78/m².
Reinforced system: High-performance Sylomer SR 55 suspension, 80 mm Rockwool (60 kg/m³), double Knauf Silentboard 12.5 + 12.5 mm board. Airborne ΔRw: +16-20 dB. Impact ΔL'nT,w: -18 to -22 dB. Headroom loss: 15-18 cm. €82-98/m².

Solution 3: Weak-point treatment
Pass-through socket boxes: relocate sockets onto the new board and seal the original gap with Promat PROMASEAL acoustic mastic. ΔRw: +3-8 dB per point.
Roller blind boxes: Isover Arena 40 mm panel + drywall inspection hatch. Cost: €90-160 per box.
Junctions and joints: flexible acoustic mastic, Sika Acoustic or similar. Full perimeter sealing: +2-4 dB overall.
Real Case: Apartment in Sant Magí 42, Santa Catalina, 1972
Building and flat
5-storey building, RC frame. 4 cm hollow-brick party wall (Rw 35 dB). Pre-stressed joist and pot slab. 3rd floor. Area: 72 m².
Baseline measurements (UNE-EN ISO 16283, ENAC-accredited lab)
- Party-wall Rw: 35 dB
- Impact L'nT,w from floor above: 76 dB
- Indoor nocturnal LAeq (weekend): 42 dBA
Executed solution
Party wall (18 m²): Placo Stil F 530 70 mm chassis + 5 mm EPDM band. Rockwool Alpharock 60 mm (60 kg/m³). Double Placo Phonique 13 + 13 mm. Sika Acoustic perimeter seal.
Bedroom ceiling (26 m²): Sylomer SR 18 suspension. Isover Arena 80 mm. Double Knauf Silentboard 12.5 mm.
Weak points: 6 sockets relocated, original gap sealed with mortar + Promat. 2 blind boxes treated.
Post-intervention results
- Party-wall Rw: 52 dB (ΔRw = +17 dB). Meets CTE-HR DB-HR.
- Impact L'nT,w: 61 dB (Δ = -15 dB).
- Nocturnal LAeq: 36 dBA (Δ = -6 dB).
Financials
- Party-wall lining (18 m²): €2,880 (€160/m² box-in-box)
- Anti-vibration ceiling (26 m²): €4,940 (€190/m²)
- Weak-point treatment: €780
- Total: €8,600 (VAT separate)
- Timescale: 5 working days
Considerations for Old Buildings
Slab loads
1960-1980 slabs take 100-150 kg/m² live load. A double lining weighs 28-42 kg/m² and a Knauf Silentboard false ceiling 18-24 kg/m²: comfortable margin. On timber slabs (1900-1940), check condition first.
Floor-area loss
System B (10.5 cm) on a 3 m wall: -0.32 m². System C box-in-box (18 cm): -0.54 m². In 50-60 m² flats, weigh the space-vs-comfort trade-off.
Ceiling height
Old Palma flats: clear height 2.50-2.75 m. Sylomer false ceiling takes 12-18 cm, leaving 2.32-2.57 m. Palma's by-law requires 2.50 m in main rooms; exceptions are allowed for acoustic refurbishment with a technical project.
Heritage protection
Palma Town Hall's Protection Catalogue regulates façades in the Old Town. Interior interventions (lining, false ceiling) do not require additional heritage permits.
What to Expect to Spend by Neighbourhood
Accessibility drives cost. Historic Centre (narrow streets, no lift): +10-20% over standard prices. Pere Garau, Son Espanyolet, El Vivero: standard ranges.
70-80 m² flat, party wall + bedroom ceiling intervention: €4,800-8,600. Full breakdown in the soundproofing price guide for Mallorca.
